How do we work?

We listen to your wishes and make a selection of projects that meet your requirements and ours. We deliberately do not work with every construction company, but only with those in whom we have 100% trust. Among other things, we require that the construction company has a bank guarantee. This is the guarantee that, should something go wrong during the construction of the house, the bank guarantees that the payments already made will be refunded!

Then the Spanish adventure really begins! Because then we will take you on a 2 or 3 day property viewing trip, depending on your schedule. Real estate has to be seen and felt. The only good way to buy is to visit the properties. Once you have found your dream property, we will guide you through the purchase process.

What will it cost me to work with Immo Linea Spain?

Actually, nothing. On the contrary, the chance that you will save money by working with us is quite high. As a buyer, you do not pay any estate agent's fees in Spain, these are paid by the seller. If you buy a new property through us, then we can often arrange something extra for you because we know the construction companies well.

The buying process

Reservation

When you want to take a property off the Spanish market, you will usually be asked to pay a 'reservation fee', whereby the property is reserved for you. This sum can vary between € 3,000 and € 6,000. Afterwards, you can take your time to check whether all the legal formalities are in order before going to the notary.

Notary

In Spain, the notary has a different role than in Belgium, the Netherlands or in Poland. The notary is not going to 'check', he just notes down what is said. It is therefore important to have a (Spanish) lawyer assist you. Immo Linea Spain will help you with this, of course!

Lawyer

To avoid unwanted surprises, we always work together with a reliable law firm. They check for you whether all legal requirements have been met (has the building permit been respected, is the property debt free, etc.). Immo Linea Spain will accompany you to the lawyer and ensure smooth cooperation and communication.

What formalities do I still need to complete?

However, there are a number of things. For example, you must have a NIE number (Numero de Identificación de Extranjeros), the utilities must be connected, a car must be registered, and insurance must be taken out. Fortunately, at Immo Linea Spain we aim to relieve our clients of all their worries. We will gladly arrange this (in consultation) for you!

When do I have to pay?

After paying for the reservation, the payment schedule depends on the construction company (and what we can negotiate for you). Assume payment in instalments with the full amount only being paid upon completion of the property. Do you have questions about the payment terms? Discuss this with us, Immo Linea Spain can often arrange a different payment schedule thanks to excellent relationships with the construction companies.
